Plain terms for a small product. Using Zoning Firehose means you accept them.

What the service is

We monitor published Planning & Zoning agendas and packets for the cities we cover, extract the zoning cases in them, and email you the ones matching your filters. Coverage per metro is listed on the coverage page and changes as we add cities.

Accuracy, and what you must not rely on

This is the important one. Our data is derived automatically — including by machine extraction — from documents cities publish, and both those documents and our reading of them can be wrong, incomplete or out of date. Agendas get amended, items get pulled, and hearings get continued after we have already sent the alert.

Zoning Firehose is a monitoring aid, not a system of record, and it is not legal, planning, engineering or investment advice. Before you act on anything here — buying, filing, appearing, or committing money — confirm it against the city's own record. We do not guarantee that every case in a covered city is captured, or that any alert arrives by a particular time.

Trials, billing and cancelling

Paid plans are billed through Stripe at the price shown when you subscribe. Free trials do what they say: the cardless trial takes no payment details at all and simply stops, and a trial started with a card does not charge until the trial ends. You can cancel at any time and keep access until the end of the period you have paid for. We do not bill for a renewal we failed to tell you about.

Your account

Alert links and API keys are yours — do not share them. Plans cover the person or organisation that bought them; seat-based plans cover the seats bought. Republishing our extracted dataset wholesale as a competing product is not permitted. Reading the public record yourself always is.

API use

API keys are rate-limited, and the limits are published in the API documentation. Do not try to evade them, and do not use the API in a way that degrades the service for other subscribers.

Liability

The service is provided as is, without warranty. To the extent the law allows, our total liability for any claim relating to the service is limited to what you paid us in the twelve months before it arose. Nothing here limits liability that cannot legally be limited.

Ending it

You can stop whenever you like. We may suspend an account for non-payment or for abuse of the service, and we will tell you why.
